  • Srinkler System in Each Unit
  • Smoke Detectors Throughout
  • Front Door Deadbolt
  • Individual Bedroom Deadbolts
  • Ample Light at Night: Exterior Building Lights, Street Poles & Breezeways Lit by Motion Sensor
  • Guest Parking Only Available to Those with a Guest Pass (Provided to Residents of CVA ONLY)
  • Video Surveillance in Clubhouses/Party Pavilion
  • Secure Key Fob Access to Clubhouse Facilities

Joint Account vs Individual Accounts

As long as we receive a Guaranty of Lease from each tenant (essentially a co-signer), each resident will be liable for their 25% of the total monthly rent (since all apartments at Campus View are 4 bedrooms) instead of jointly and severally responsible for the full amount of rent each month for the entire apartment. Our sample Guaranty of Lease and Guaranty Directions are viewable online. All future residents will receive a physical copy of the Guarantor Form at lease signing, and an electronic PDF copy of their lease and Guarantor Form after lease signing to the email address provided with their application. The Guaranties are then due prior to the lease start date. Please keep in mind that any damages/deductions are joint/several.

What is a Guaranty of Lease?

A Guarantor is an individual over the age of 18 with a physical address in the United States that agrees to pay rent &/or damages if the tenant fails to pay (also known as a cosigner).  We require each tenant to have a Guarantor, as most students cannot qualify for a lease on their own income or do not have enough credit history to produce a credit score.  In order for the tenants to be on individual accounts, they need a guarantor. Completing the Guaranty of Lease Agreement for a tenant at CVA will make you a Guarantor for only that 1 tenant, as the Guaranties are not in effect until we receive all 4.  In 99.99% of cases, everyone in the apartment needs to obtain a Guarantor to ensure they’re on an individual account versus a joint account.

 

…and how do I fill it out?

You can find our sample  Guaranty of Lease, as well as Guaranty Directions online!  All future residents will receive a physical copy of their Guarantor Form at lease signing, and an electronic PDF copy of their lease and Guarantor Form after lease signing to the email address provided with their application.  Be sure to complete the Guaranty provided by management, not the sample Guaranty found online.  Return the Guaranty whichever route is most convenient for you!

Please take a few minutes to familiarize yourself with the legal contracts that are being agreed to by visiting the Sample Forms page on OffCampusHousing.com, where you can view each lease document/addendum used at Campus View Apartments 24/7!  If you have any questions or concerns about any of these documents, don’t hesitate to reach out to our office; We would be happy to explain any verbiage of concern or question to you.  Our lease consists of multiple documents/addendums:

  • Joint Lease Acknowledgment Letter

You can also watch the Matchbox Realty Leasing Video that we require every new tenant to watch prior to entering into these agreements. After watching the video, their property manager will answer any questions from the video, go over anything that may have changed in the Virginia Association of Realtors lease from the time of filming and go over any additional details that are specific to CVA and their individual apartment, such as pricing, layout, included utilities & specific provisions – if any.

Each Campus View Apartment comes fully furnished with no additional fees!

  • Living Room: Couch, Oversized Chair, Coffee Table, 2 x End Tables, Entertainment Center
  • Dining Area & Kitchen: Bar/Pub Table, 4 Chairs
  • Bedrooms: Queen Size Mattress/Boxspring/Headboard, Night Stand, Desk, Dresser

What To Bring

Desk chairs are not provided. In our experience, we’ve found that our residents like to purchase a desk chair to match their décor or for a certain level of back support.

Items such as bed linens, cookware, etc. are not included. Shower rods are in place; No shower curtain is provided. Window blinds (for bedrooms and double-pane patio doors) are in place; Window draperies are not provided. If you’d like to purchase window draperies: The window itself measures 54 ½ tall x 47 wide. If you were include the trim, the window would measure 52 ¼ wide.
